How does Pandwijzer work?
Pandwijzer is a free online estimation tool for houses and apartments in Belgium. Enter the address and property details to receive an indicative value range, with the sources and reference period used.
A starting point for your home
Estimate your house when considering a sale, or compare a property with its asking price when buying. An online estimate helps you explore the market and prepare questions for an estate agent, notary or valuer.
What do you enter?
Start with the address, property type and living area. Condition, EPC, plot size and other features can refine the comparison. Enter what you know: missing information may increase uncertainty. No account is needed.
Sources
- Fednot Property Barometer
- Median sale prices and trends by municipality and local area. Fednot’s confidence indicator is not a sale count.
- Statbel
- Medians, quartiles and sale counts published directly for a calendar year or half-year. Annual medians are not calculated by averaging quarterly medians.
- Location and surroundings
- OpenStreetMap provides map data on green spaces and amenities. iRail and open transport data help determine distances to stations and stops. These sources describe the surroundings, rather than sale prices. Map data © OpenStreetMap contributors.
For property price pages, we select the latest dated Statbel or Fednot source for each property type. Each figure states its source and reporting period; missing recent data is not shown as a current price.
Calculation
- Where available, we start with the Fednot median for your municipality or municipal subdivision. More recent Statbel municipal figures may make a limited adjustment. If Fednot is unavailable, we use Statbel at municipality level. Without local figures, we use a broader reference.
- We adjust that value using property type, floor area, condition, EPC and location. Statbel data can refine differences within the municipality when sufficiently reliable. Otherwise, the local reference remains broader.
- We show a range around the estimate. Missing details or limited market data increase uncertainty. The report states the source, period and area used.
Limitations
- Sale statistics are published with a delay and describe groups of properties. They do not reflect every recent market change.
- We do not visit the property. The result depends on your input and the available data. We cannot assess hidden defects or the precise quality of finishes this way.
- A first estimate, not a formal valuation or guaranteed sale price. The final price may fall outside the range.
What is in your report?
Your report shows an initial value estimate with a range, the market data used and the property features considered. It also highlights strengths and points to check. The source, period and geographical level help you assess how local and recent the comparison is.
Example value range
€ 320.000 – € 360.000
Questions about online property estimates
- Can I estimate my home for free without an estate agent?
- Yes. Pandwijzer lets you estimate a house or apartment online for free, without an account or appointment. Enter the address and property details to receive an initial value estimate with a range.
- How reliable is an online home estimate?
- It depends on the available sale statistics and your input. Useful local data and complete property details improve the comparison. We show the sources and a range because we do not visit the property or predict the final sale price.
- Does Pandwijzer use asking prices or sale prices?
- The estimate starts from published sale statistics from Fednot and Statbel. An asking price you enter can be compared with the estimate. It does not establish what a buyer will eventually pay.
- Does every street or municipal subdivision have its own sale data?
- No. The available detail varies by location and property type. We use a local reference where it is sufficiently useful, otherwise a broader area. Your report states the level used.
- Is this a formal valuation for my bank or notary?
- Pandwijzer provides an indication, not a formal valuation report. Ask your bank, notary or other relevant party what report they require. An on-site valuer can assess features that your input and the statistics cannot capture.
- Can I estimate other kinds of property?
- The tool provides a first estimate for houses and apartments. Commercial and investment properties require additional information, such as rental income, which this initial home estimate does not fully assess.
