What is Pandwijzer?

Pandwijzer is an online tool that produces a first property analysis from data you enter or confirm - for buyers and sellers. The price comparison relies on public sources: primarily the Fednot property barometer (actual notarial sale prices), supplemented with Statbel and geo.be. Depending on available coverage, the price anchor may sit at sub-municipality or municipality level, with an optional geo.be neighbourhood layer as nuance.

No professional advice

Pandwijzer does not provide professional valuation, investment or legal advice. Results are indicative and meant as a solid market check, not a final verdict. Even where we show neighbourhood or sector nuance, that is not an official valuation or street median. For major decisions, speak to a notary, estate agent or bank.

Use of the service

You use Pandwijzer at your own responsibility. You ensure what you enter is correct. You may not systematically copy, scrape, republish, reverse engineer, or use the service or its output to train or build competing models, databases, or products, except where mandatory law explicitly allows this. We may change, pause or adjust the service if needed.

Listings and property platforms

Pandwijzer does not automatically fetch listing pages. Information you enter is your own summary of what you found elsewhere. The terms of platforms such as Immoscoop, Immoweb, Zimmo or Immovlan still apply on those sites; scraping or use that breaches those terms is not allowed through Pandwijzer.

Email and optional services

We may use your email to deliver the product, such as sending a report and updates you request. For content, retention and unsubscribe, see our Privacy policy and Transparency.

Use of data

We use the data you enter or confirm to build your report and to improve our service, benchmarks and paid features. Without prior written permission, you may not reuse Pandwijzer output or data to build a competing database, crawler, model, or service. We do not claim listing platform content as our own database; it stays with the platforms.

Liability

Pandwijzer is provided «as is» and without express or implied warranties beyond what mandatory law requires. To the extent permitted by law, our aggregate liability - across all damage events combined - is limited to the fees you paid to Pandwijzer in the three months before the damage event. Where the service is free for you, liability is capped at 250 EUR per event. We are in no case liable for indirect, consequential or incidental damages, loss of profit or data loss.

These exclusions and limitations do not apply to intent, gross negligence or damage to life, physical integrity or health, nor to liability that mandatory law does not allow to be excluded.

Applicable law and competent courts

These terms and any use of Pandwijzer are governed by Belgian law. Disputes that cannot be resolved amicably are subject to the exclusive jurisdiction of the Dutch-speaking courts of Brussels. Consumers retain the mandatory protection of the courts at their residence. You can also turn to the European Commission ODR platform (ec.europa.eu/consumers/odr).
