Belgian property prices Q3 2026: fewer sales, higher average prices

What does the latest Fednot barometer mean for your home? Understand the reporting periods and put the figures in context for buying or selling.

Fewer sales, higher average prices

The Fednot release of 13 October 2026 shows two different movements. Belgium recorded 2.2% fewer home sales in Q3 than in Q3 2025. Average prices for January through September were nevertheless above the full-year 2025 average.

BelgiumAverage price, January–September 2026Change against full-year 2025
House€360,613+3.0%
Apartment€287,616+2.0%

Sales activity compares one quarter with the same quarter a year earlier. Prices compare nine months with a full year. These are different reporting periods.

What does this tell you about your home?

A national average provides context, not an asking price for an individual property. A home on a quiet street may attract different buyers from a similar home beside a busy road. Floor area, condition, energy performance and outdoor space also matter.

Use the new barometer as a reason to revisit your assumptions. Start with prices in your municipality, compare the same property type and then consider your own home's features. Comparing an apartment with a house simply because both have three bedrooms can give a misleading picture.

If you are selling

Work with a supported range rather than one ambitious figure. Write down what makes the property appealing and what a buyer may still need to spend. Compare the asking price with that assessment, not just with the most expensive listing nearby.

A property estimate gives you a starting point for the discussion. If enquiries remain limited, review the price, presentation and intended buyers with your estate agent.

If you are buying

A quieter quarter does not guarantee a discount on the home you want. Set your limit using your own finances: purchase costs, monthly payments, renovation and a cash buffer. Only then compare the asking price with your assessment of the property.

Use the Leenwijzer to explore monthly payments. For possible works, also try the Renovatiewijzer, so a lower purchase price does not distract from the total investment.

Check three things each time: average or median, which area and which period. A fresh national release does not automatically replace the local data behind an estimate.
