In our current snapshot of 89 sale reports (snapshot date 2026-04-07), the average liquidity score sits at 82.3 out of 100. On top of that, 71.9% landed in a strong liquidity zone. That is not what a clogged market looks like.
Tailwind only helps if your asking price stays defendable. In municipalities that are still rising, as shown in our risers ranking, sellers get more support. In municipalities that are cooling, as shown in the decliners ranking, pricing discipline matters even more.
Use the home value estimate for an initial range, compare that with property prices by municipality, and only then decide whether this is the moment to go live with a price.
